WE SAVED Php120,000.00 BECAUSE OF CASHFLOW 101


My first cashflow 101 experience was quite memorable to me. Because first, even as a first-timer I managed to get out of the so-called “rat race”. But because there was a shortage in time, I wasn’t able to play in the “fast track”. However, I was happy that I got out of the rat race.


Second, I’ve learned quite a number of things… 1. If you want to improve your life in terms of financial stability or if you want financial freedom, you also have to change your lifestyle; 2. It could help if you could save some capital to establish a business of your own; 3. It would help twice if you could save as early as possible; 4. I also learned that you wouldn’t have to spend your own money all the time to finance a business or to get a certain opportunity that was knocking on your door, you just have to know how to classify “opportunities”. Like for an instance, someone’s offering you to buy a house and lot but you’re just not interested. However, you see it as an “opportunity” to earn money. You could talk to the person who’s selling it
and tell him that you could find him a buyer and just give you a referral fee or that you could be the one to sell it and sell it at a bigger price and just give him his asking price.


Third, I’ve learned the art of “negotiation”. And in business, you have to have the courage in negotiating with different kinds of people. It’s like a certain “talent” that you have to develop.
Lastly, I was able to apply everything I’ve learned when we got home. An uncle of mine was there waiting for us to discuss a deal. He was selling his 120 sq. m. lot. Its market price is P3,000.00 per sq. m., the total price would be P360,000.00 But he’s just selling it to us at P2,500.00 per sq. m. I could save P500.00 per sq. m. or P60,000.00 in its total price. But since what I’ve just learned from cashflow was still so fresh to me, I still tried to negotiate and asked him if it would be alright if he could give it to us for P2,000.00 per sq. m. and at the end of the discussion he also agreed. It could save me P120,000.00 already. I’ll just pay P240,000.00 instead of P360,000.00 for that vacant lot. But the truth is, I don’t have the certain amount in my hands yet. I’m just really that interested coz the said vacant lot was just beside ours. And I was thinking that I could loan the certain amount in the bank. Even if I have to pay it in 3 to 5 years it would be just fine with me. When I told him that I don’t have the money yet, he thought for a while and then told me that they just really needed the amount of P200,000.00 for a business-related deal that’s why they are selling the lot to us. And they need the amount in 2 to 3 days. And if we couldn’t raise it within that given time they would be forced to sell it to a non-relative individual. One thing I learned also from playing cashflow 101 was that if you can't grab the opportunity, look for other people who are also interested. So before my uncle go home I said, I will do my best to raise the money. That same day I tried to talk to my brother and sister and luckily I found out that they are also interested. We could divide the lot in 3 equal parts and have 40 sq. m. each. So each of us would have to pay P80,000.00. While they both have the amount already, I have P60,000.00 only. In 2 days we were able to produce P220,000.00. I was the only one who owes my uncle P20,000.00 more. And I promised to pay it at a given time and we agreed. It was a happy ending coz eventhough I wasn’t able to get the whole lot, I own a part of it now and we weren’t able to lose it. What’s best is I could apply what I’ve learned to upcoming business deals. I could get partners and use my negotiating skills.
